Residential and commercial tile work along the South Bay corridor.
Harbor Gateway is a long, narrow unincorporated community of Los Angeles County that runs along the western edge of the 110 freeway corridor between Torrance and the Harbor area. It has a distinctive mix of post-war residential housing on its side streets and light commercial and industrial properties along its main corridors. We work in both environments here, sometimes on the same block.
The residential housing in Harbor Gateway is mostly 1950s and 1960s construction, with concrete slab foundations rather than the wood subfloors common in Old Torrance. Slab work has its own prep requirements, particularly around grinding high spots and filling low areas before large-format tile can be set flat.

Yes. Concrete slabs in 1950s and 1960s construction often have surface irregularities from settling, previous adhesive residue from vinyl flooring, and minor cracks. We grind high spots, fill low areas with self-leveling compound, and address any active cracks with a crack isolation membrane before setting tile. The goal is a surface that is flat within 1/8 inch over a 10-foot span, which is the industry standard for large-format porcelain.
Yes. We handle commercial projects including warehouse office buildouts, storefront renovations, and restaurant kitchen floor work along the Harbor Gateway corridor. We coordinate with general contractors and work to commercial timelines. For restaurant kitchens, we use epoxy grout for sanitation compliance.
Harbor Gateway is unincorporated LA County, not a city with its own municipal code. Some residential streets have HOAs with their own rules about exterior work, material delivery times, and noise hours. Interior tile work is generally not subject to HOA restrictions, but we recommend checking your HOA documents if you are in an association. We can work within whatever time-of-day restrictions your HOA requires.
